How are mortgage and loan payments calculated?
Capital repayments use the standard monthly amortisation formula with the entered nominal annual rate divided across 12 compounding periods. Zero-interest borrowing is divided evenly. The final instalment is corrected to avoid a negative balance.
What is the difference between repayment and interest-only mortgages?
A capital-repayment mortgage pays interest and reduces capital each month. An interest-only mortgage normally pays only interest, leaving the capital due at the end unless explicit overpayments reduce it. You need a separate credible repayment plan for any remaining capital.
What does loan-to-value mean?
Loan-to-value (LTV) is the mortgage amount divided by the property value, expressed as a percentage. A larger deposit generally produces a lower LTV, but this calculator does not recommend or price lender products.
Are APR, APRC, and fees included?
No. The calculator models the editable nominal annual rate as constant. APR and mortgage APRC can reflect charges and assumptions that this estimate does not model. Arrangement, valuation, legal, broker, exit, insurance, and early repayment fees are excluded.
Can I overpay without a charge?
Not necessarily. Lender limits and early repayment charges vary by contract. The calculator shows mathematical savings before charges; check your agreement or ask the lender before making an overpayment.
Is this personalised financial advice?
No. It is an educational estimate, not a lender quote, product recommendation, affordability assessment, or regulated personalised financial advice.
Are my property and borrowing details private?
Yes. Calculations run locally in your browser. Tool Teaze does not upload, store, or track the property, mortgage, or loan values you enter.
